Booking Terms and Conditions

Our Contract with you

By making a booking with us, you agree to the terms and conditions as listed below. These terms and conditions detailed below apply to all bookings made direct with us, or through third parties. Please note that for third parties and promotional bookings, the relevant additional terms and conditions should also be consulted.

Guest Age

We are unable to allow guests under the age of 12 years.

Occupancy

All our rooms feature standard or king size double beds. The maximum occupancy is two adults. One of our King Rooms features an additional Sofa-Bed. A third person may occupy this room provided it is pre-booked direct with us in advance. An additional charge will apply.

Prices

We reserve the right to increase or decrease the prices of accommodation at any time. The price of your stay will be confirmed at the time of booking.
 

Payment

Where payment is taken at the property, we can accept Visa / Mastercard Credit / Debit Cards. We also accept Apple Pay and Android Pay. We are sorry but we do not accept cash or cheques. Card details must be provided when booking to secure your reservation. Payment may be charged automatically at any point prior to your stay.

 

Transfer of Bookings

Once made, bookings cannot be transferred to other guests and are valid only for the named booker/named guests only.
 

Cancellations, Curtailments and No-Shows

Cancellations to bookings (including packages) made up to 4 days (96 hours) prior to our Check-In start time of 4pm on the arrival date/time may be made without charge when booking direct (except where a non refundable booking is made, or a non refundable deposit applies). More than one change of date may attract an additional admin charge. Different policies may apply via online booking/travel agents or during certain dates. Minimum night stays may apply.

 

Cancelled reservations (including No-Shows, stay curtailments, or arrival after the stated Check-In period has ended where a late arrival has not been agreed in writing) after the free cancellation period has ended will be subject to a cancellation charge equivalent to the full price of the reservation. This charge is to compensate our business for the late cancellation including administrative tasks associated with processing the cancellation.

Changes to bookings that reduce the number of nights, where a minimum night stay applies to the booked dates, will be subject to a cancellation charge equivalent to the full price of the reservation.

 

Where a booking is cancelled due to a member of the party having a positive Covid result, the full price of the reservation remains payable. For direct bookings, alternative dates may be offered at our discretion within a limited period, any differences in rates will be payable. 

 

Please ensure your Travel Insurance covers risk of cancellation due to Covid or other eventualities.
 

Minimum Night Stays
Date availability may be subject to a minimum number of nights stay. In the event of a cancellation, only the full booking can be cancelled, and may not be reduced to a number of nights below the minimum night stay that applies for the booked dates. Cancellation charges will apply according to the policy above. 

Group Bookings

When booking three or more rooms, or stays of three or more nights we may request that a non refundable deposit of 50% of the stay is paid in advance.
 

Insurance

We strongly suggest guests take out travel insurance for short breaks and holidays in the UK to cover themselves against cancellation charges and to protect themselves against possible loss due to any unforeseen circumstances such as illness, adverse weather conditions, traffic delays, etc. It is your responsibility to check that the insurance you purchase is adequate for your needs.
 

Non-availability of Accommodation / Our right to cancel

We may cancel your reservation at any time with immediate effect by giving you written notice (which includes email) if;

  • You do not pay us when you are required to do so; or

  • You breach the contract between us in an way; or

  • You have previously breached the contract between us in any way; or

  • The published pricing is no longer available; or

  • An error or omission has been made causing the details of the availability/pricing to be incorrect.

We would only cancel (and refund) your reservation if our accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund. If we cancel your reservation where you are at fault, we reserve our legal rights in respect of your breach of contract. Where your stay had/has not yet commenced, the total payment made or to be made by you for such room shall be deemed a cancellation charge.

We may also cancel your reservation if an event outside of our control (including industrial action, explosion, outbreak of disease, health and safety issues, fire, flooding, and failure of power and/or water supplies or emergency evacuation) means that we are unable to make your room available to you. In this case we will contact you to let you know as soon as possible and:
 

  • If you have already paid for your room, we will refund your payment to you; or

  • If you have not yet paid for your room, you will not have to make any payment to us.
     

We also reserve the right to cancel your reservation, should we believe that it is not in the best interest of the business. This may include, but is not limited to, previous disruptive guest behaviour, previous payment issues or other reasons as determined by the business.

Save as set out above, we will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations that is caused by an event outside of our control. This does not affect your statutory rights.

Damage to rooms or contents

Where a guest causes damage to any part of the room or to any of the fixtures and fittings the cost of replacement or repair will be charged to the guest. Where a guest causes temporary damage a cleaning charge will be added to the guest’s bill. Please let us know immediately of any damage or spillage, however caused, so that we can clean or repair. We understand accidents happen and early intervention can prevent permanent damage. Failure to inform us will result in a charge being made against you for damage subsequently found.

Smoking

Home Farm is a non-smoking premises and smoking in the property (including out of any window) is against the law. If a guest/visitor is found smoking anywhere in the property they will be asked to leave. No refund will be provided. Should it be found after a room has been vacated that the guest/visitor has smoked in (including out of a window) the room a charge will be made against the debit/credit card for full and thorough cleaning of the room and for any loss incurred to the business by us having to cancel or turn away bookings whilst the room/accommodation is thoroughly cleaned.

Parking and Bicycle Storage

We offer free off-road parking for up to 7 cars on a first come first served basis. We can accommodate bikes in our garage. The users of the car park  or bike storage do so at their own risk. We (Home Farm B&B LLP) will not accept any liability for any Accidents, Damage or Loss Incurred.

Package Offers

Package offers are available only when booking direct and are subject to availability and are subject to the cancellation policy above.

Gift Vouchers

Gift Vouchers purchased directly from us are valid for 12 months from date of purchase. Vouchers have no cash value and may not be exchanged or refunded. Alterations to a Gift Voucher booking may incur an additional charge. Once a date is redeemed, the Gift Voucher booking may only be changed more than 4 days prior to arrival. Only one date change is permitted. Additional date changes (where available) may attract an additional admin charge. Availability to redeem dates subject to availability, certain dates may not be available or may attract a surcharge.

General

We reserve the right to:

  • Change your room allocation at any point during your stay for any reason; or

  • Cancel any booking(s) due to health and safety concerns or full or partial closure of our facility. In the event we have to cancel your booking(s) we will attempt to notify you and a full refund will be processed to the same debit/credit card, though it may take a few days for the funds to reach your account.
     

Any guests behaving in an inappropriate way will be told to leave and no refund will be payable.
 

Pets

We can occasionally permit small size dogs by prior agreement. Please ensure you contact us prior to making your booking to confirm we can accommodate your dog as this will be subject to room availability. An additional charge will apply.

Bookings during the Silverstone Grand Prix, Moto GP and Silverstone Festival

The following additional policies apply for direct bookings during these events. Bookings via 3rd parties may have different policies.
 

A minimum night stay may apply. Bookings are subject to a 21 day cancellation policy. Balance must be paid 21 days prior to arrival. For cancellations after this time, including no show or curtailment of bookings a cancellation fee will be charged equal to the balance of the booking remaining. Where these policies overlap with those above, the stricter of the two policies shall apply.
