Guest Age

We are unable to allow guests under the age of 16 years.


We reserve the right to increase or decrease the prices of accommodation at any time. The price of your stay will be confirmed at the time of booking.

Prices include breakfast for a maximum of 2 guests per room. Please note that we are unable to accept guests under the age of 16.


Where payment is taken at the property, we can accept Visa / Mastercard Credit / Debit Cards. We also accept Apple Pay and Android Pay. We are sorry but we do not accept cash or cheques. Card details must be provided when booking. Payment may be charged automatically at any point prior to your stay.

Cancellations, Curtailments and No-Shows

Changes and cancellations to bookings made up to 4 days before the arrival date/time may be made without charge when booking direct. (different policies may apply via online booking/travel agents). If a booking is cancelled after this, then the full price of the reservation will be charged.


Where a booking is cancelled due to a member of the party having a positive Covid result, the full price of the reservation remains payable, subject to availability, alternative dates may be offered. 


Please ensure your Travel Insurance covers risk of cancellation due to Covid or other eventualities.

Group Bookings

When booking three or more rooms, or stays of three or more nights we may request that a non refundable deposit of 50% of the stay is paid in advance.


We strongly suggest guests take out travel insurance for short breaks and holidays in the UK to cover themselves against cancellation charges and to protect themselves against possible loss due to any unforeseen circumstances such as illness, adverse weather conditions, traffic delays, etc. It is your responsibility to check that the insurance you purchase is adequate for your needs.

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.


Sorry but we do not currently accept pets other than service/assistant dogs. If you are bringing a service/assistant dog, please advise us when booking.
